The initial process for planning small to medium density developments and multi-residential developments commences with a preliminary project assessment. This process is made up of discussions surrounding the client’s desired outcome/ design ideas, desired budget, a zoning/ building code review for the proposed development site to ensure compatibility and the establishment of the overall parameters that will affect the design.

 Depending on the site and proposed development it is often advisable to undertake a preliminary feasibility assessment report which is prepared to assess the design options and redevelopment potential of the subject site. This report would, for example, establish how many dwellings are likely to be accommodated based on the relevant Council’s requirements where town houses were being considered or how many apartments can be considered for a small apartment block with parking.

Prepared and presented by experienced architects, our preliminary feasibility assessment report is structured to establish design solutions whereby site coverage can be maximised, land value and developer’s profits increased. By commencing with this process clients can make informed decisions on how to proceed confidently with their development project.

Feasibility Fees for the above inclusions: $3500+GST (In total: $3850)

Feasibility Study-Scope of Work

  • Prepared by experienced architects
  •  Assess site conditions and review the most relevant planning controls to assess compliance and opportunities
  • Establish design solutions whereby site coverage can be maximised
  • Prepare site plan drawings to illustrate the current site condition, proposed development and suggested design solution
  • Obtain client preliminary brief, discuss the desired outcome and design ideas
  • Prepare feasibility assessment report outlining the design options and redevelopment potential of the subject site
  • In the case of townhouse or apartment developments the Feasibility Report would establish the number of allowable dwellings based on the relevant Council’s requirements
  • Presentation meeting with Principal Architect to discuss final Feasibility Report and study results

Terms and Conditions:

  1. Package Price included all work shown in checklist. Additional work required by Client is charged at $250.00 per hour.
  2. Invoice to be provided upon signed agreement. Work to commence following receipt of payment.
  3. This fixed price contract only includes the items show above as included.
  4. This fixed price contract fee does not include the cost of acquiring a Site Survey, Section 149.2.5 certificates, LPI Certificates, BASIX Certificates, reports or documents from Consultants which may detail findings impactful to the Feasibility study outcome.
  5. Any additional Consultants reports or plans required to complete the Feasibility Report are charged as a separate fee issued to the client following their approval of a Fee proposal.
  6. Where every effort is made to check over the plans,     reports or supporting documents produced by Consultants to confirm their accuracy, Abundance Property Group  cannot be held responsible for any errors made by a Consultant.
  7. There is no set period of time for the report to be developed. Abundance Property Group progresses the design   development at a realistic speed and makes every effort to produce documentation for review in a timely manner.
  8. Abundance Property Group cannot be held responsible for delays cause by a client’s non responsiveness, or client’s change of mind.
